
Royal Hill, Greenwich
Playle and Partners were appointed as Party Wall Surveyor, acting on behalf of the Royal Borough of Greenwich. Originally used as a car park for Greenwich Police station, it was for a couple of years occupied by a group of local community gardeners trespassing on council land before being approved for a supported housing scheme for adults with learning difficulties.

In 2019, we served Party Wall notices and made awards for the 13 surrounding owners, who were deeply opposed to the scheme. This was mainly because of the historic movement to the fill on site. One of the buildings adjacent to the end of the tunnels, which were only partly back-filled, had previously subsided and been rebuilt in the late twentieth century. When the adjoining owners came to rebuild the shop’s basement they were unable to sink the proposed piles because they encountered the structure of the tunnel head.
The works were completed in October 2023 providing two wheelchair accessible units within a four bedroom shared home and five one bedroom homes. The new units are zero carbon homes, using air source heat pumps and incorporate a sensory garden for residents.
