Following extensive site assessments, Pool Court was identified as the most suitable location due to its isolation, existing disuse, and potential for ecological improvement. The scheme includes seven residential pitches across two phases.
Phase 1, submitted as a Full Application, comprises three pitches on Council-owned land, while Phase 2 includes four pitches on adjacent Network Rail land via Reserved Matters. Each pitch accommodates a utility block, static and mobile caravan spaces, and off-street parking.
Playle & Partners provided architectural and principal designer services from RIBA Stage 1–4. Utility blocks were designed to match the local context using red brick façades and green roofs, enhancing biodiversity while integrating with existing housing. Landscaping strategies and grasscrete surfaces support urban greening, sustainable drainage, and a reduction in flood risk.
The site’s transformation addresses long-standing concerns around fly tipping, underuse, and antisocial behaviour, providing much-needed permanent homes while promoting safety, ecological value, community integration and social value to an underused area, embodying Lewisham’s commitment to inclusive development and sustainable regeneration.
