Throwley Way

Throwley Way saw the refurbishment of the existing hostel accommodation to provide six two bed apartments suitable for temporary accommodation. Playle & Partners LLP worked closely with both Transform and Sutton Council to negotiate sensible planning and building control conditions to ensure the expectations did not exceed the possibilities of the building.

Creative interior detailing enabled the refurbishment to pass the sound testing required by Building Control and Planning, despite the expectation that the existing construction would cause it to fail.

Playle & Partners LLP worked closely with the contractor for the period during which the site was closed to resolve Building Control issues and allow for a smooth transition to re-open the site and resume works.

Key Issues

During the beginning of the construction, a number of issues regarding the condition of the building created a number of issues. Much of the existing wall construction was not as anticipated, creating the need for additional works to bring the building in line with existing Building Regulations. This resulted in the site being closed for a number of months, in order to resolve the issue and ensure the property met the sound requirements as listed within the Planning Regulations. For future projects, the requirements for sound transfer should be considered from the beginning of the design, with the correct materials being included when it comes to detailed design.
