140 Ladbroke Grove, London is located under the A40 Westway, adjacent to commercial properties and railway lines. As acting Employers Agent and providing Quantity Surveyor services on this JCT Design & Build Contract, this project involved the installation of a new curtain wall system and the formation of two separate units, comprising of part demolition and refurbishment from RIBA stages 3-7. The fit out of the units was undertaken by others at the same time as these works adding a major complexity to the scheme.

Services

Works included the recladding and installation of replacement windows, doors and curtain walling with louvres at high level. Internally, this comprised of the demolition of load-bearing walls with structural supports to create an open space along with the replacement of the First Floor slab from timber to a concrete infill. The existing space was then sub divided into two separate plots and let to two separate tenants.

Transport for London (TfL) own the A40 Westway and special consideration had to be taken during works in order to ensure that no damage or disturbance occurred to the motorway structure. It was imperative that mitigation measures were in place to reduce the risk of a fire and Health & Safety included during the construction works. Additional consideration for the existing ground floor commercial space, ‘The Pepper Pot Day Centre’ was required as this remained occupied throughout the project.

During the works the building specifications were reviewed for the protection against the spread of fire and to ensure it was fully compliant with current Building Regulations.
